Communication is a Two Way Street

It’s important to make sure there is good communication between you and your agent from the start.  This is especially important if you are searching for a property from another country. You should feel like your agent explains the process every step of the way, gives you quick responses and understands your needs.  As the buyer your job is to explain in detail what you are looking for.  That can include, but is not limited to: what kind of property you are interested in buying (a lot, a house, a condo, etc), if you prefer a gated community or a stand-alone property, if this will be your main home or your vacation home, or a property you are simply looking to invest in. This information will help your agent narrow down the market and present you with only the best options.

Stay Local

It’s equally important to pick an agent who specializes in the area where you want to buy. Since there is no MLS in Costa Rica it’s crucial that your agent is an expert in the area you are looking to buy. They should be able to offer you advice based on local trends and historical data and be able to guide you through the process.  A local realtor will be familiar with the best areas to buy property, the newest and best developments in terms of quality and price, and the best deals.

Ask for References 

Don’t be afraid to ask for references. Your agent should hopefully have a long list of satisfied past clients that they can offer you.

Additionally, an important note about doing real estate transactions in Costa Rica is that it’s required that a lawyer handle certain aspects of the process. Professional realtors usually work with lawyers that also have experience in real estate transactions. They can also help you get your financing and legal questions answered. Don’t be afraid to ask for their references and/or get opinions from multiple lawyers before you choose who you would like to represent you in your purchase transaction.
