Payments and Cancelation Policies

* The security deposit will be collected upon arrival and refunded according to our policy after your stay.

Payment Policy

For High and Green Seasons:

A 50% deposit is required at the time of reservation for your Costa Rica vacation rental, payable by bank wire or credit card.

The remaining 50% must be received at least 30 days prior to your scheduled arrival date for your Costa Rica vacation.

For Peak Season:

A 50% deposit is required at the time of the reservation of your Costa Rica vacation rental, payable by bank wire or credit card.

The remaining 50% must be received at least 30 days prior to your schedule arrival date for your Costa Rica vacation.

Insurance Policy for Damages

• Upon check in guests are required to leave a $500.00 refundable security deposit (via credit card) any loses ( keys, beach club pass, etc ) or damages.

• Guests are also required to sign an open voucher for any negligent damages or missing items from their vacation rental unit.

• There will be a $1,000 penalty for smoking inside any residence or condo.

Policies regarding your security deposit and open incidentals credit card voucher : Upon check in, guests are required to post a refundable security deposit. Deposits can be paid in cash or charged on a credit or debit card.

• For condominiums $500

• For homes & Villas $1000

The security deposit covers any damages or lost items. The security deposit will be refunded within 72 hours of checkout. Should we determine the need to retain any portion of the security deposit, guests will be notified immediately by email and photos of the damage, or missing items, will be included.

In the interest of supporting this procedure, we track all property inventories with photographs.

Should an incident occur during your stay in which there is stain, damage to the property, furnishing or items within, please notify the front office and we will give you a written estimate of the repair or replacement costs.

In addition to your security deposit, an open credit card voucher will be required for incidentals.

Lost keys and broken or lost Beach Club passes are subject to replacement fees. Fees are as follows:

• Keys $90.00 ( re-keys fee )

• Beach Club Passes $110 each

Cancellation Policy

During Green & High Season if the reservation is cancelled 30 days prior to arrival, HRG will only retain 25% (or a minimum of 1 night) of the rental charge. Renter will have the option to use their 25% (or a minimum of 1 night) to reschedule, within a year, in the same condo and upon availability.

During Peak Season if the reservation is cancelled 30 days prior to arrival, HRG will retain 50% of the rental charge.

Renter will have the option to reschedule, within a year, in the same condo and upon availability.

This reschedule will have a penalty of an additional $25.

Each unit has a maximum occupancy – If you are bringing guests you will need to notify HRG office in advance. HRG will charge an extra $25.00 per person.

Accidental Damage Protection

The Accidental Damage Protection Plan (ADPP) is not an optional charge for $55,00 (Condos) and $75,00 (Houses) and is required on all rentals. The ADPP protects all occupants in the event of loss or damage to the rental property resulting from you or others in your party; however, it does not cover damage as a result of negligence or willful and wanton conduct (Restrictions apply). You must notify our office of any damage or loss during your occupancy and receive a written copy of your report. Please review the “Accidental Damage Protection Plan” section of the Terms & Conditions, which is part of your lease agreement. This does not replace the security deposit on vacation rentals.

Reservation Fee

All daily/weekly reservations include an $10,00 charge for non-refundable Reservation Fee. The reservation fee applies to each separate stay, even if multiple stays are booked simultaneously. The reservations fee is automatically added to a reservation and will appear as a separate line item in your statement.

I am not one to sit and write a review but after our recent stay at Casa Tropical I felt compelled to share my experience. Our group consisted of two families four adults and six children. I can't begin to describe how nice it is to actually have a place to call home after a full day of Costa Rican activities. For those that have traveled to CR you know what I mean and for those contemplating a visit your day usually includes some type of adveturous activity: Zip lining through the rain forest, a four wheeler ride to a remote village in the rain forest, deep sea fishing, tours and hikes through one of the many National Parks are just some things we did over the six days we were there. After a day like this it is a pleasure to come home to such a beautiful retreat and just relax in the private pool and jacuzzi. For those of you that want to be part of a more lively sceen when you rent Casa Tropical you have access to all the Los Suenos resort amenities: The Beach Club, Resturants, golf at the Marriot course etc. Finally I need to mention that with such a large group and with so many moving parts to a vacation like this it would not have been nearly as enjoyable without the incredible help and support we received from the staff at HRG. They have assembled a team of proffessionals that have all the local contacts you need for a perfect vaction and I would highly recommend using his group.

Another amazing stay at Los Sueños
I recently returned from another wonderful trip to Costa Rica. Once again we decided to stay at Los Suenos. This time however we decided to book through HRG Properties. Ricardo and Nancy were so helpful and friendly. The property was as described and they were there to help us with anything we might need. I will call on them again next year for certain.
